Corrosion Repairs for Coastal Roofs
Salt air holds moisture against metal, so screws, flashings, valley irons and metal sheets rust faster near the water. Corrosion often starts at fixings and cut edges long before the rest of the roof shows wear.
We replace corroded fixings and flashings early, before rust spreads into the sheets or valleys start to leak. For coastal homes, we suggest an inspection at least once a year.
Why Roofs Leak in Heavy Rain
Many roofs only leak in heavy or wind-driven rain. Valleys overflow when they can't carry the volume, wind pushes water under loose ridge caps, and water that normally runs off finds gaps around flashings and vents.
Because these leaks come and go, they're easy to ignore. Fixing the cause early stops water damaging ceilings, insulation and timbers.
Flexible Pointing Explained
Older roofs were pointed with a cement mix that cracks as the roof moves with heat and cold. Modern flexible pointing stays slightly elastic, so it holds a seal for much longer.
When we repoint, we prepare the ridge, apply flexible pointing in a consistent bead and tool it neatly so water runs off rather than sitting on the ridge.
