How Often Should a Roof Be Cleaned?
Roofs in full sun may only need cleaning as part of a restoration. Shaded roofs, roofs under trees and roofs near water can grow lichen within a few years.
Regular cleaning keeps tiles drier and extends the life of the roof surface and any coating.
How We Find and Fix Roof Leaks
A ceiling stain rarely sits directly under the cause. Water can run along battens, sarking or a valley before it drips through, so we trace the leak back from the inside mark to the point where water is getting in.
The usual culprits are cracked or slipped tiles, failed ridge pointing, rusted valley irons, lifted flashings and gaps around vents, skylights and solar brackets. Once we've found the source, we fix that cause rather than patching the symptom, and check the area around it for the next weak spot.
Broken and Slipped Tile Replacement
One cracked or slipped tile is enough to let water into the roof space. Tiles break from foot traffic, falling branches, hail and age, and slipped tiles often follow a storm.
We replace broken tiles with matching ones where available, re-secure slipped tiles and check the surrounding area. It's one of our most common repairs, and roof repairs start from $300.
