How We Find and Fix Roof Leaks
A ceiling stain rarely sits directly under the cause. Water can run along battens, sarking or a valley before it drips through, so we trace the leak back from the inside mark to the point where water is getting in.
The usual culprits are cracked or slipped tiles, failed ridge pointing, rusted valley irons, lifted flashings and gaps around vents, skylights and solar brackets. Once we've found the source, we fix that cause rather than patching the symptom, and check the area around it for the next weak spot.
Ridge Capping Rebedding and Repointing
Ridge caps sit on a bed of mortar and are sealed with pointing. Over time, sun and movement crack the pointing, and on older roofs the bedding underneath breaks down too. That's when ridge caps loosen and water gets in along the ridges and hips.
Where only the top layer has failed, we repoint with flexible pointing that moves with the roof. Where the bedding has crumbled, we lift the caps, rebed them and repoint. Either way, the caps end up secure and sealed.
Commercial and Industrial Roof Repairs
Factories, warehouses and commercial buildings usually have large metal roofs with long sheet runs, box gutters and skylights. Small leaks can damage stock and equipment, so repairs need to be quick and planned around your operations.
We repair leaking screws, laps and flashings, replace damaged sheets and polycarbonate skylights, and fix box gutter leaks on commercial roofs.
