Blocked Valleys and Overflowing Water
When leaves and debris build up in a valley, water spreads sideways under the tiles instead of running into the gutter. This is one of the most common causes of leaks we see.
We clear the valley, check the valley iron for rust and holes, and reseal the tile edges so water flows freely again.
Ridge Capping Rebedding and Repointing
Ridge caps sit on a bed of mortar and are sealed with pointing. Over time, sun and movement crack the pointing, and on older roofs the bedding underneath breaks down too. That's when ridge caps loosen and water gets in along the ridges and hips.
Where only the top layer has failed, we repoint with flexible pointing that moves with the roof. Where the bedding has crumbled, we lift the caps, rebed them and repoint. Either way, the caps end up secure and sealed.
Chimneys and Old Flashings
On older homes, chimneys and their flashings are a common leak point. Flashings pull away from the brickwork and mortar joints crack.
We repair or replace the flashing and seal the joints so water can't run down behind them.
